Framing is the part of the job nobody sees once the walls close up, which is exactly why it has to be right. Everything after it, the drywall, the doors that hang square, the roof that drains, depends on the framing being level, plumb, and built to carry the load.

Royal Builders does framing for remodels, additions, and structural repairs. We are not framing new subdivisions. We do the framing that goes with the remodeling and addition work we already handle, plus repair work on framing that has failed.

Remodel framing. Taking out a wall to open a floor plan, adding a header to carry the load where that wall was, framing a new opening for a wider doorway or window. We check what is load-bearing before anything comes down and put the right support in.

Addition framing. Walls, floor systems, and roof framing for room additions, tied into the existing structure and built to match. We frame the new roof so it ties into the old one and sheds water instead of trapping it.

Structural repair. Sagging floors, rotted sills, framing damaged by termites or old water leaks. In this climate, moisture and termites do real damage over time. We open it up, see how far it went, replace the bad members, and make it solid again.

All of it gets built to current code and passes inspection. Straight cuts, correct spans, proper fasteners. The boring details are the ones that keep a house standing.
